General Contracting
Helmes Construction Inc. approaches every general contracting project with the same objectives; to display quality workmanship while maintaining on-time, on-budget performance and customer satisfaction. General Contracting is performed on either a Lump Sum or Negotiated Guaranteed Maximum Price depending on the owner's desires.
Lump Sum
The price is fixed by the contract and based on the drawings, specifications and other contract documents.
Negotiated Guaranteed Maximum Price (GMP)
Clients engaged in the design stage of a project may call on Helmes Construction, Inc. to provide a GMP to build the job from start to finish. Based on supplied criteria and preliminary conceptual drawings, we assume the risk of committing to this GMP for completing construction and project administration. Our involvement in the process typically includes preconstruction, and the entire team develops the parameters that form the basis of the work. The GMP is advantageous for the following reasons:
- Any savings is given back to the owner;
- The final cost to complete the project is defined early;
- Reduces the design time period;
- Allows for phased construction;
- Team approach to the project;
- Reduce changes due to incomplete drawings.
